A Bit of Rotonda (Rotonda West) HistoryThe communities that make-up
the various parts of Rotonda, also known as Rotonda West, were platted beginning in 1969.
Most of the land was purchased by the Cavanagh Leasing
Company from William and Alfred Vanderbilt and had been part
of
the huge 2V Ranch that the Vanderbilts had owned on the Cape
Haze peninsula in Charlotte County. The West in
Rotonda's name came from the original plan to build two
Rotonda developments, one on the east coast of Florida and
one on the west coast. Only Rotonda West was actually
developed.
Over the years since 1969, several companies have been
involved with Rotonda development and many of the original
plans have evolved. For those interested in

Rotonda The Vision and the Reality provides an extensive
review.
In recent years, Rotonda real estate values rose
very rapidly. As in many other parts of the U.S., 2006
brought a slow-down to the volume of sales activity in
Rotonda West and prices have dropped from earlier peak
levels. Buyers will find a large selection of
available lots and homes across a broad range of price
points. Rotonda lots now sell for $20,000 and up.
Rotonda homes are selling from around $165,000 to over $500,000.
Property prices in
Rotonda and across the Cape Haze peninsula are very
attractive compared to nearby communities like Sarasota (to
our north) and Naples (to our south). Rotonda and the
surrounding Cape Haze peninsula offer excellent amenities

Rotonda Map, Amenities, and Communities

As shown in yellow on the map above, within the circle
that the name Rotonda suggests there are seven distinct
communities:
Oakland Hills, Pebble Beach, Pinehurst, Broadmoor, Long
Meadow, White Marsh and Pine Valley. The eighth wedge of the
"pie" is an environmental preserve. The Rotonda
West Homeowners Association enforces deed restrictions
within these communities. (A link to the association
is provided on the right side of this page.) There are
both new and older homes and condominiums available "inside
the circle", with several builders actively building new
properties. Lots are also available for you to "custom
build" your new home.
Many of the homes, townhouses and condominiums inside the
circle open onto the network of fresh water canals within
the community or onto one of the community golf courses.
Rotonda is home to five different golf courses:
Rotonda Hills, Rotonda Palms, Long Marsh, Pinemoor and the Links at Cape Haze.
Outside the circle (and shown in gray on the map above),
the communities of Rotonda Heights, Rotonda Lakes, Rotonda
Shores, Rotonda Sands, Rotonda Springs, Rotonda Villas and Rotonda Meadows
are part of the larger Rotonda area. These
neighborhoods are also dotted with lakes and fresh water
canals. (Click the links on the right side of this

many of these areas.)
To date there has been very limited home construction in
the Meadows, Villas, and Springs areas and not all utilities
are yet available for many lots there.
A typical Rotonda home is 1300 to 3000 square feet with
three bedrooms and two baths. Many homes have pools
and overlook canals or one of the golf courses.
Lot sizes vary by neighborhood, with a typical lot size inside
Rotonda Circle being 80' x 120'.
Rotonda residents have quick access to excellent fishing
and boating waters, with the Gulf of Mexico to the west and Charlotte
Harbor to the east. There are several nearby marinas
and boat ramps. There are also easily accessible Gulf
beaches on Gasparilla Island and on Manasota Key. |
