Manasota Key is a beautiful barrier island on the Gulf of Mexico in southwest Florida.  It is located to the west of Englewood, Florida, and south of Venice and Sarasota.

The northern portion of Manasota Key, located in Sarasota County, offers large single family homes and lots in a lush, tropical setting.  In some areas, only two lots divide the width of the key, one on the Gulf of Mexico side and one on the Lemon Bay side.  Homes that are not directly on the Gulf often have deeded access to the beachfront.  There are also some properties that span the width of the key from Gulf to Bay.  Manasota Key Road in this part of the key is a beautiful two-lane road winding under large trees and designated by Sarasota County as a "Canopy Road".

While northern Manasota Key is quiet and secluded, the southern key (located in Charlotte County) has the feel of a laid-back, old Florida beachfront community.  A small commercial area offers a few shops and restaurants.  Real estate options are varied, including condominiums, single family homes and mobile home parks.  In recent years, a citizens group, working with the Charlotte County commission, has developed an extensive Community Plan that sets standards for future island development and aims to maintain the unique atmosphere of the southern key.

Home real estate prices on Manasota Key range from around $300,000 for non-waterfront homes in the southern portion of the key to over $10 million for multi-acre, Gulf to Bay properties in the northern area of the key.  Many buyers find Manasota Key real estate prices quite reasonable when compared to similar properties on nearby Casey Key and Siesta Key.

Condominium prices can range from under $170,000 for smaller, older units to over $2,000,00 for a new, Gulf front penthouse.

Real estate prices on Manasota Key rose significantly from 2001 to 2005, but have dropped back somewhat since the Florida real estate market slowed in late 2005.  Buyers will find a wide selection of available properties and opportunities to negotiate a great deal for real estate on this beautiful island!

Manasota Key sits west of Englewood and Grove City, south of Venice Island, and north of Palm Island on the Gulf of Mexico in southwest Florida.  The island is long and narrow, measuring over 10 miles from north to south, but less than 1/4 mile wide in many areas.  A single access road runs along the key.  In the map below, the Sarasota County portion of the key is shown in yellow and the Charlotte County portion in bright green.

Manasota Key is separated from the mainland by Lemon Bay and the Intracoastal Waterway.  There are two bridges from the mainland, both accessed from Highway 776 (aka Englewood Road and Indiana Avenue.)

Manasota Key's Gulf beachfront extends the full length of the key and there are four public beachfront parks.  Stump Pass State Park covers the southern tip of the key.  Englewood Beach Park is operated by Charlotte County and sits opposite the south access road onto the key.  Blind Pass Park and Manasota Beach Park are further north on the key and are managed by Sarasota County.  The parks offer pavilions, board walks and boat ramps to allow local residents and visitors to enjoy the Key and its surrounding waters.

Island beaches offer excellent shelling and the key is a nesting spot during summer months for Loggerhead and Green sea turtles.

Boating and fishing are popular pastimes.  Many island residents dock their boats along the protected bayfront side of the island.  Other residents trailer their boats to the nearby boat ramps or keep them at one of the marinas in Englewood and Grove City.  The protected waters of Lemon Bay offer excellent areas for fishing, water skiing, and just relaxing. 

Stump Pass at the south end of Manasota Key provides quick boating access to the Gulf of Mexico.  To the north, Gulf access is at the north end of Venice Island.  (Athough Manasota Key and Venice Island are considered separate islands and are not connected by road, they are physically continuous.  So, there is no Gulf access point between the two.)

Manasota Key and Englewood are home to a thriving arts community.  Local residents have created an artist retreat near the middle of Manasota Key known as "The Hermitage".  The retreat sits on the beachfront just south of Blind Pass Park and includes several rustic, restored cottages.  Nationally know artists apply for short term sabbaticals to reside in the cottages and pursue their passions.

Golfers will find a variety of courses available within a short drive.  Venice, Englewood, and the Cape Haze peninsula offer over 15 different courses to challenge local golfers.

For an elegant dinner or a quick snack, there are several restaurants located in the Charlotte County end of the key and there are many other dining options in Englewood.
