South Gulf Cove

South Gulf Cove is a rapidly developing community located off of Highway 771 on the Cape Haze peninsula. Residents have convenient access to numerous nearby golf courses and to area beaches. The community includes an extensive canal system with over 50 miles of canals. Boat owners can access the Myakka River, Charlotte Harbor, and the Gulf of Mexico through a lock system at the northern edge of the community.

There are over 15,000 lots located within South Gulf Cove. Of those, about 4,700 are canal front. Charlotte County is in the process of completing water and sewer connections for all lots in South Gulf Cove. The rising demand for waterfront property, combined with the access to utilities, has created a dramatic increase in demand for South Gulf Cove real estate.

Both resale homes and vacant lots in Gulf Cove are available. In considering a purchase, values vary significantly depending on whether the lot is canal-front or "dry". Further, for waterfront properties, presence or absence of seawalls, distance to the lock, water depth, and intervening bridges are all factors to consider.
