If you're a potential buyer, there are excellent opportunities in today's market.  Inventories are good and prices in many neighborhoods are down to pre-2004 levels.  Buyers who act soon may benefit from the extension and expansion of the government's home sale incentive programs.  A tax credit of up to $6,500 is available for long-time homeowners who buy a new principal residence.  And, a credit of up to $8,000 is available for first-time homebuyers.  A binding contract must be in place by April 30th and the property must close by June 30, 2010.  (Consult your tax professional to understand all the details on qualifying for these tax breaks.)

Challenges and Opportunities

During the second half of 2009, home sales activity at prices below $250,000 was brisk on the Cape Haze peninsula.  For example, in Rotonda West, home sales volume rose a notable 54% compared to the same period last year.  However, while sales volumes were up, prices continued to decline in most neighborhoods, as distress sales weighed on the market. 

Along the waterfront, from New Point Comfort to Placida, most second half home and condominium sales were under $500,000.  The January edition of the Cape Haze Corridor Report includes details on local real estate sales activity and articles of interest to Cape Haze peninsula real estate buyers and sellers.  Topics in this issue include: analysis of 2nd half 2009 real estate sales activity in our Cape Haze neighborhoods, a listing of selected 4Q09 home and condominium sales, an introduction to the Windward at Cape Haze Community, an article on an unusual day trip destination, Solomon's Castle, and a tabular summary of 2H09 sales results.
